Rates dip further as inflation cools, housing shows early signs of recovery

The housing market is showing early signs of recovery as interest rates continue to fall and inflation cools. Following the Federal Reserve’s January 2026 rate cut, mortgage rates dropped below six percent for the first time in roughly 18 months. This shift is helping bring buyers re enter the market while inventory slowly improves.
 

A Stable Job Market Supports Housing

The labor market remains steady, with job growth continuing at a healthy pace and unemployment holding at 4.6 percent. Wage growth has cooled slightly, which helps reduce inflation pressure while still supporting consumer confidence. This balance is helping stabilize housing demand as the market adjusts.

Inventory Is Slowly Improving

One of the biggest challenges over the past few years has been limited housing supply. That is beginning to change. Inventory is gradually increasing, and new construction activity picked up toward the end of 2025. Single family housing starts and building permits both rose, signaling growing confidence among builders and a move toward a more balanced market.
 
 
 

 

 

Final Thoughts 

While the market is not returning to the ultra low rate environment of the past, 2026 is shaping up to be a year of balance and opportunity. Lower rates, improving supply, and steady economic conditions are setting the stage for a more active and sustainable housing market.
