The average 30-year fixed mortgage rate increased to around 6.09% as of late January 2026, but still a significant drop from nearly 7% a year ago. This
improvement is helping buyers return to the market and making homes more affordable.
 
Active listings are up compared to last year, giving buyers more choices. However, the market remains structurally undersupplied, keeping
conditions competitive — though not as frenzied as during pandemic peaks.
 
Prices are generally stable to appreciating modestly, with forecasts clustering around 0.5% to 4% growth nationally for 2026. Price cuts are becoming a more
common tool or sellers to attract buyers in a more balanced market.

Pending sales and mortgage purchase applications have both shown year-over-year gains in January, indicating strengthening buyer demand across the U.S.

The median home sales price for single-family homes is around $350,000, with some areas reporting higher medians of $367,000.

Inventory stands at approximately 4.1 months, indicating a seller-favorable market. Homes are
selling relatively quickly, averaging around 37 days on the market.
 
Local Trends 📊
 The market is seeing robust participation from both buyers and sellers. While overall prices are up year-over-year, nearly 28.3% of active
listings had price reductions in January, showing that strategic pricing is crucial for sellers.
