📊 Sales Activity

Single-family sales dipped slightly (-1.0%), but pending sales jumped 8.5% - a strong signal that buyers are still in the game heading into spring.
 

💲 Home Prices

• Median Price: $322,045 (-0.9%)
• Average Price: $416,722 (+2.8%)
 
Luxury homes ($1M+) led the charge with a 15.5% increase in sales, keeping the average price elevated even as the median softened slightly.

 

📦 Inventory & Market Pace

• Active listings of single family homes are up 16.6%
• 4.7 months of inventory (up from 4.2 last year)
• 66 average days on market (up from 61 last year)
 
Translation? Buyers have more choices and more time to make decisions. The intense bidding wars of the past few years are easing.
 

💡 Affordability Is Improving

Thanks to lower mortgage rates and slight price adjustments, the typical monthly payment on a median-priced home is about $161
less per month than this time last year. That’s nearly $2,000 in annual savings.
 

🏘️ Townhomes & Condos

Sales slowed 25.9%, and median prices declined to $185,000, with inventory rising to a 7.6-month supply.
 

✨ The Big Picture

Houston’s market isn’t cooling, it’s recalibrating. Inventory is expanding, luxury demand is strong, and affordability is gradually improving.
As we head into spring, this balanced environment could create meaningful opportunities for both buyers and sellers.
