Houston’s housing market is gaining momentum as we head into the spring season. While closings have slightly slowed, buyer activity is rising, inventory is expanding, and pricing is beginning to moderate, creating a more balanced and opportunity-filled market.

📈 Active listings: 55,710 (up 14.3%)
🏡 Year-to-date single-family sales: 10,915 (down 1.6%)
📉 All property types YTD: down 2.8%
 
Sales are tracking closely with recent years and remain well above pre-pandemic levels , signaling long-term stability.
 
🏠 Single-Family Homes
Single-family home sales totaled 5,918, down 2.2% year-over-year. However, pending sales rose 13.0%, showing strong buyer interest heading into spring.

Prices have softened slightly and are now at their lowest level since March 2024, though still elevated compared to pre-pandemic levels.
